Overview: Constructed in the 1920s, The Marquette Building was the headquarters for Boatmen’s Bank, St. Louis’ largest bank. However, Boatmen’s moved out of the building in the 1980s, and the building fell into a period of decline. By the turn of the century, the building had one tenant, the downtown St. Louis branch of the YMCA. At the time, New + Found's affiliated design partner, Lawrence Group, was hired to provide design services for a New York developer who owned the building. But, in 2006, the New York developer abandoned the project and approached the YMCA about gifting the building to them. However, the YMCA did not have the capacity to take on a major redevelopment of an urban landmark building. The YMCA was only interested in receiving the building as a donation if it could be redeveloped. They approached New + Found CEO Steve Smith, who was the architect at the time, to explore options.

New + Found proposed an innovative financing structure where the YMCA would receive the donation and New + Found would redevelop the building, including a renovation of the YMCA as part of the process. New + Found's development plan required a complex design that created a mixed-use building with retail on the ground floor, the YMCA on floors 2 and 3, apartments on floors 4-9 and condominiums on floors 10-21. New + Found arranged for financing of the entire project which required subsidies from local, state and federal programs. The completed project restored many of the historic features of this nationally listed historic building while providing contemporary living spaces and amenities including views of the Gateway Arch.
