Southside Tower

Overview: South Side National Bank (SSNB) was built in 1928 and is currently the tallest structure in South St. Louis. In the late 2000s, a move was afoot to tear the building down and replace it with a Walgreens. The surrounding neighborhood was in an uproar. The redevelopment challenge is that the tower portion of the building has an extremely small floor area and is only about 65% efficient after stairs and elevators. This made conventional financing very difficult.
Due to their track record in historic preservation and creative financing, New + Found was approached to attempt to find a design and development solution that would save this iconic structure. With the assistance of local, state and federal incentives, a unique design was created that preserved the National Historic Registry building. The final solution – designed, constructed and developed through New + Found's integrated delivery – converted the base to office, retail and an event space while the tower portion became condominiums with two units per floor.
This important structure has stabilized the long decline of this south St. Louis neighborhood, with new investment occurring in the immediate surrounding area, including a recent major adjacent redevelopment for Housing for Humanity offices and resale center.
